At ERC Services, we provide Planned Preventative Maintenance (PPM) across The Crown Estate’s London portfolio, ensuring buildings remain in peak condition. Regular maintenance is essential to prevent costly damage, enhance safety, and extend the lifespan of key building components. Without routine inspections and remedial work, issues such as blocked gutters and structural damage can escalate, leading to water ingress, deterioration, and expensive repairs.
PPM Project Overview
At 7 Swallow Place, our Rope Access Team carried out a scheduled six-monthly gutter and roof clean. This essential maintenance involved clearing debris, silt, and blockages from the gutters, gullies, and outlets across all elevations. Keeping these drainage systems free-flowing is crucial in preventing water build-up and associated structural damage.
Findings and Remedial Actions
During the visit, several defects were identified, including missing roof slats, some of which had fallen into the gutters or onto the parapet wall. Our team safely retrieved these slates, though they were too damaged to be repositioned. As part of our service, ERC provides thorough in-depth reports and recommends remedial actions for such defects, ensuring property managers can take swift action to maintain the integrity of the building.
Project Outcome
The safeguarding works were successfully completed, ensuring that any falling materials would be contained within the netting system. Additionally, all loose flashing was secured to prevent further deterioration.
Future Recommendations
To maintain the effectiveness of the netting system, ERC recommended quarterly inspections by the Work at Height Team. These inspections in the future, will assess the condition of the netting and ensure timely repairs or reinforcements as needed.
